Commercial Superintendent (Memphis, TN)

Commercial Division Superintendent Job Description

Jobsite Responsibilities

  • Keep jobsite tools and materials inventoried and organized; keep track of materials that need to be ordered in order to keep jobsite clean and organized; maintain jobsite cleanliness, organization and protection
  • Visit each jobsite daily; open and close up jobsite following alarm, lights, and locking procedures
  • Ensure all safety measures are in place and hold each Trade Partner accountable for safely performing all activities
  • Ensure scheduled trade partners and vendors are onsite as planned
  • Ensure all materials required for the job are present prior to Trade Partner arrival
  • Have a thorough understanding of Design details, confirmed material selections and their proper execution
  • Consider lead times when scheduling material orders
  • Be meticulous when reviewing work performed by Trade Partners
  • Communicate with all trades present to ensure information/needs are addressed prior to leaving
  • Actively manage all facets of the project. Do not let Trade Partners dictate design or quality standards without RKA input
  • Ensure work is being performed per latest plan and documentation
  • Ensure job signage and rules are displayed appropriately and enforced
  • Utilize Procore for quality control and ongoing punch out process
  • Thorough weekly inspection of all projects for items needing completion or correction
  • Complete Daily Construction Reports (DCR) on a daily basis and input information into Procore
  • Be present and attentive for all (13) QC checklist meeting for all projects

Scheduling Responsibilities

  • Schedule Trade Partners and vendors based on critical path timeline as outlined within the project schedule
  • Orchestrate routine coordination meetings among Trade Partners
  • Ensure trade partners in 8-week schedules are notified of and committed to listed dates
  • Schedule Trade Partners 4 weeks in advance with notices at 3 weeks, 2 weeks, 1 week, and 1‐2 days prior to starting work
  • Ensure scheduled Trade Partners and vendors are onsite as planned
  • Ensure early procurement of materials is coordinated with each Trade Partner to ensure timely delivery
  • Schedule items to be completed both essential and non-essential to critical path with Trade Partners
  • Implement and follow punch out procedure at appropriate time for each project
  • Complete any non-critical path items as soon as possible
  • Schedule Quality Control (QC) checklist site review with General Superintendent at appropriate intervals

Communication Responsibilities

  • Communicate with architect, designers, and owner throughout the job process
  • Be responsive and available via email, text and phone
  • Update owner each Friday of job status
  • Communicate with office staff weekly for both scheduling and financial details
  • Ensure Project Manager, Commercial Division team members and General Superintendent are aware of Trade Partners neglecting properly communicated schedule, scheduling conflicts or any critical trade issues

Miscellaneous

  • Be an ambassador for the RKA brand

Residential Project Manager (Memphis, TN)

Residential Project Manager Job Description

 

Budgeting Responsibilities:

  • Review project budgets weekly
  • Monitor owner directed changes, selections and subcontractor charges to keep the revised budget totals up to date
  • Constantly update budget to ensure the projected total is accurate at completion
  • Write purchase orders for all subcontractors and suppliers
  • Convert estimate amounts to time intervals for use by in house trades

Scheduling Responsibilities:

  • Monitor project schedule
  • Produce Gant Chart project schedule at commencement of each project
  • Maintain 8-week detailed schedules with superintendent input
    • Update monthly
    • Assist superintendent with subcontractor notification
  • Distribute project schedules as required

Estimating Responsibilities:

  • Quote procurement
  • Material takeoffs

    Communication Responsibilities:

    • Email all clients / architects / designers every week outlining the schedule
    • Schedule and coordinate OAC meetings at minimum once per month
    • Provide monthly report to Owner, Architect, and Designer until project is complete
    • Neighborhood letters

      Material Tracking Responsibilities:

      • Produce material selections schedule
      • Monitor owner selections and send reminders for upcoming selection dates
      • Provide pricing detail for owner selections as required
      • Provide owner with helpful information to make selection process easy
      • Maintain internal selections spreadsheet

        Permits Responsibilities:

        • Ensure permits are pulled in timely manner
        • Ensure all inspections during project are passed
        • SWPPP permits

          Other Responsibilities:

          • Lead paint documentation when applicable
          • Utility coordination when applicable
            • Submit utility application to MLGW as required and coordinate work to be completed timely.
          • Punch list process tracking and execution
          • Ensure quality control standards are being maintained

          We’re looking for reliable, beginning level, craftsmen/craftswomen that can work on a variety of projects with the utmost attention to detail in a timely manner. We desire applicants who consider themselves to be process driven, hardworking, and reliable. Our ideal candidate has an aptitude for cleanliness and can accommodate challenging construction projects.

          While performing the duties delegated by the Field Team Lead, there will be opportunities to train with our Tradesmen, onsite and in our regular trainings. The role is designed to become a step towards Tradesman, Project Manager, or Superintendent.

          Duties & Responsibilities:

          • Safety:

          • Take Direction from project team lead(s).

          • Ensure all job sites are safe and following RKA and industry requirements.

          • Seek to take necessary safety precautions for themselves and others.

            Demolition:

          • Tear down and/or remove unsound structures / building elements

            Remove standing aspects of a site for remodeling

          • Use power tools and tailer to complete tasks

            Maintenance:

          • Clear job sites of debris or used materials
          • Work with team members to clear needed materials
          • Maintain a professional manner fitting a representative of RKA Construction

           

          • Requirements and Qualifications:
            High School Diploma or GED Certification (Required)

          • Driver’s License (Required)

          • Attention to Detail

          • Excellent Communication Skills

          • Good Customer Service Skills (when assisting clients in seeing out requests)
